Replacing a roof is a major project, and one of the first questions homeowners ask is, “How long will it take?”

Whether you’re dealing with storm damage, replacing an aging roof, or preparing to sell, knowing the timeline helps you plan ahead and minimize disruption.

Most roof replacements take less time than people expect; however, several factors can influence this timeframe.

In regions like Chicagoland, Northwest Indiana, and across the Midwest, planning around seasonal weather is an important part of the process.

In this post, we’ll break down how long roof replacement usually takes, what can speed it up or slow it down, and what to expect during the project.

Key Takeaways

  • Most residential roof replacements take 1 to 3 days under normal conditions.
  • Size, roof complexity, material choice, and weather all affect how long replacement takes.
  • Permits, inspections, and material availability can delay a project if not planned for early.
  • Clearing work areas and staying in touch with your roofer help keep projects on schedule.
  • Planning around Midwest weather, avoiding extreme heat or freezing temperatures, gives the best chance for smooth progress.

So… How Long Does a Roof Replacement Usually Take?

For most homes, a roof replacement takes 1 to 3 days once the materials are ready and the crew gets started. However, several specific factors can impact the timeline.

Here’s what really affects how long it takes.

Roof Design and Complexity

In areas like Chicago, many homes feature gable or hip roofs, which are relatively straightforward to replace. However, older neighborhoods may have Mansard or cross-gable roofs, adding complexity and time to the project.

Roofing Material Choices

Asphalt shingles are the most common roofing material in both Chicago and Indiana due to their affordability and ease of installation. Opting for materials like metal, tile, or slate can extend the installation timeline due to their weight and installation requirements.

Midwestern Weather Patterns

The Midwest experiences a wide range of weather conditions. Spring and fall offer the most favorable conditions for roof work. However, summer storms, high humidity, and winter snow and ice can cause delays.

Existing Roof Condition

If your current roof has multiple layers or hidden damage, such as rotted decking, additional time will be needed for removal and repairs. This is particularly common in older homes found throughout the Midwest.

Contractor Scheduling and Experience

Working with a local, experienced roofing contractor familiar with Midwestern weather challenges can help keep your project on schedule. Their knowledge of regional permitting processes and potential weather delays is invaluable.

What a Typical Roof Replacement Timeline Looks Like

Most residential roof replacements follow a simple day-by-day process, assuming the weather stays clear and no major surprises come up.

Stage Time Estimate
Initial Inspection & Estimate 1–3 days
Material Selection & Contract 1–2 days
Permit Processing (if needed) 1–3 business days
Material Delivery 1–2 days
Roof Replacement (Install) 1–3 days
Cleanup & Final Inspection Same day as install completion

How to Help Your Roof Replacement Stay on Schedule

While some delays are unavoidable, a little preparation can make a big difference in keeping your roof replacement moving smoothly. Here are a few simple ways to help:

Secure Your Permits Early

In Chicago, a permit is typically required for roof replacements, especially if structural work is involved. The city’s Express Permit Program offers a streamlined process for certain reroofing projects.

In Indiana, while minor repairs may not need a permit, full replacements often do, depending on local regulations. Checking with your local building department early can prevent unexpected delays.

Choose and Order Materials Ahead of Time

Confirm your material selection early, especially if you’re considering special-order products like designer shingles or metal roofing. Local suppliers can help speed up the process.

Clear Access Around Your Home

Move vehicles, outdoor furniture, and anything else that could block the crew’s access to your driveway or yard. A clear workspace helps the project move faster and safer.

Stay in Communication with Your Roofing Contractor

Weather in the Midwest can be unpredictable, especially during peak summer heat or sudden spring storms. Regular updates help you stay flexible if schedule adjustments are needed.

Plan Around Seasonal Weather

Temperatures in the Midwest often climb above 90°F in summer and drop below freezing in winter. Whenever possible, scheduling roof work during the milder spring or fall seasons gives the best chance of avoiding weather delays.

Plan Ahead for a Smoother Roof Replacement

Replacing your roof doesn’t have to mean weeks of waiting and disruption. In Chicagoland, Northwest Indiana, and across the Midwest, careful planning, smart scheduling, and the right team can keep your project moving on time.

By choosing your materials early, securing permits, and working with experienced local contractors, you can avoid common delays and stay on track, even when the weather tries to throw you off.

The Swanson family, Samantha, Jonathan, and 1-year-old son unknowingly joined a local roofing contractor’s Facebook Live on Monday, May 3, as the proud recipients of a free, new roof valued at $11,250. The family of frontline workers, with a 15-year-old roof, participated in an Arlington Heights Roof Giveaway social contest where they submitted a family photo and essay on how they have been affected by COVID-19.

On Monday, June 21 at 11 am CST, the Swanson family were joined at their house by members of M&M Home Remodeling Services and Owens Corning to officially accept the free roof replacement in a grand way.

“The shut-down began, and our friends and families were told to work from home. My husband and I continued to drive deserted roads to our own workplaces as a police officer and a nurse. We had new protocols daily, regulations updated by the hour, and a newborn at home,” said Samantha Swanson in her submission essay.

Local roofing contractor, M&M Home Remodeling Services, in partnership with national shingle manufacturer, Owens Corning® Roofing, ignited a roof giveaway contest on social media in April for a resident in Arlington Heights affected in any way by COVID-19.

“Our goal in holding this contract was to lift the spirits of community members who survived, thrived, and wore superhero capes throughout the thick of COVID-19,” says Nick Yadron, President and CEO of M&M Home Remodeling Services.

The roofing contractor received over 150 online submissions from healthcare workers, essential workers, frontline workers, families, employees, and individuals whose day-to-day activities shifted drastically and experienced ongoing uncertainty of what the next day would hold.

“We’re still in shock from the Facebook Live announcement,” said Swanson. “We thought we were joining a Live announcement with other contestants and quickly found we were the only contestants on the Live! Winning this roof means more to our family than we can put into words.”

The Pandemic certainly proved to be difficult for the community of Arlington Heights, Illinois, and the country as a whole. It’s the goal of M&M Home Remodeling Services and Owens Corning Roofing to reward someone who embodies American heroism and stepped up to the front lines when many were asked to stay home and avoid exposure.

The short answer is yes, you should! The roof is arguably the most important part of your home. It protects it from harsh weather conditions, provides active insulation, and even adds to the value of your property. That is why taking proper care of it and scheduling regular inspections is essential.

Why You Should Schedule a Roof Inspection Now

Below, you will find some of the main reasons people opt for a roof inspection. We, M&M Home Remodeling Services, even offer a free estimate for your roof, so don’t hesitate to contact us; we’ll be happy to help!

It Is Your Responsibility to Take Care of Your Investments

It’s no secret that roofs are not cheap; in fact, they are quite an investment. You wouldn’t want your hard-earned money to go to waste just because you didn’t catch a problem in good time.

Regular Inspections Help Identify Problems Early On

Most asphalt shingle roofs last about 20–30 years. However, that doesn’t mean minor problems, such as water leaks, cracked or missing shingles, etc., can’t occur along the way. If not addressed, those issues could lead to a potential disaster.

The thing is, structural concerns and water damage, for example, can stay unnoticed until it’s too late. That’s because, by the time water starts seeping through your ceilings and walls and the problem becomes obvious, it’s already done considerable damage to your home.

An expert will be able to identify and fix any potential issues early on.

Even if things do go south because of a natural disaster, extreme weather conditions, etc., the report our experts compile after inspecting your roof will help you take full advantage of your insurance.

Again, your roof is a valuable asset, so you should make sure it’s protected.

Best Roof Maintenance Tips

Of course, you shouldn’t leave everything to the professionals. It’s our job to fix any problems, but you are the one who should try their best to prevent issues from happening in the first place. Here’s how:

Clean the Gutters

roof with moss and plants

We know this might be quite an annoying chore, but make sure you get your gutters nice and clean at least four times a year. That will significantly prolong the life of your roof.

Get Rid of the Debris on Your Roof

Make sure you don’t leave tons of leaves and dirt piling up on your roof. It’s a good idea to do a thorough clean-up a few times a year, especially during the fall.

Check Your Shingles

Signs of roof damage can include cracked, curling, or missing shingles. Regardless, if you spot anything wrong with the shingles, call an expert and address the problem right away. The longer you wait, the worse.

Trim Overhanging Branches

This might not sound like a big deal, but it is! A big tree hanging right over your roof can pose a serious risk during the winter. Snow and ice chunks may fall from the branches, damaging your shingles and even threatening people outside the house.

Get Your Free Estimate Today

People choose M&M because we have proved our expertise throughout the years. With more than 50,000 impressed customers, we can proudly say we are one of the top, most trusted companies in the field. Contact us today, and let our team of professionals do the rest!

With summer approaching fast, there’s no better time than now to get started on some home improvement projects. Whether it’s replacing a roof, installing new windows, or creating custom doors — M&M Home Remodeling Services has everything you need.

Roofing

Now that spring is almost over, we don’t have to worry about changing weather and heavy rainfall, right? Well, not quite, since the Chicago summer storms are pretty scary and can be quite severe. So before the next storm hits, it’s key that our roofs are in tip-top shape and that they can withstand all kinds of weather.

Luckily, the M&M Home team can help with all of your roofing needs. We do roof replacements, installations, and repairs. What’s more, we can install new shingles that’ll improve your home’s curb appeal, as well as energy efficiency.

We also do attic insulations, which are incredibly important for those who want to cut down on their cooling bills in the summer. No matter what the roofing project is, we can rise up to the challenge.

Windows

Due to low-quality materials or improper installation, over time, windows start failing. They don’t provide any protection from outdoor sounds, have a condensation buildup, or don’t lock properly. In addition, bad windows can produce backdrafts and increase our energy bills.

To save money on heating and cooling systems, we need to replace our windows before they start failing. But it’s also important to find the right ones for our home.

That is exactly why we offer one of the biggest selections of windows in the northwestern region of Indiana. Some of our more popular models include:

  • Energy-efficient windows
  • Bow windows
  • Double-hung windows
  • Garden windows
  • Picture windows

For all of our window installations, our customers can enjoy a non-prorated lifetime warranty for both the products and labor.

Siding

Replacing or installing new siding on a home is a pretty big home improvement project and one that’s perfect for summer. During the colder winter or fall months, when there’s often heavy rainfall, installing siding can be extremely difficult.

Also, the bad weather can significantly delay the project, as well as damage the siding. When exposed to temperatures below 40°F, the materials can easily crack or buckle and would have to be replaced pretty soon.

On the other hand, installing siding in the summer will provide much better results. What’s more, it’s much easier and quicker to book a contractor during these months.

To ensure we have something for everyone, at M&M Remodeling Services, we do a few different types of siding:

  • Vinyl
  • Energy-efficient
  • Cement

Another benefit of installing new siding with M&M is that our clients can see exactly what their home would look like with the improvements. With the DreamDesigner tool, we allow our customers to see how the colors and trim textures would look like on their homes.

Doors

Replacing and installing new doors is another big home improvement project and one we can’t take lightly. Finding the right fit, size, and style for a house or apartment is key if we want to save energy and feel safe.

Of course, M&M Home Remodeling has everything you need, ranging from patio and storm doors, to custom doors.

Final Thoughts

For those who are still on the fence about doing a project this summer, we say go for it! There’s no time like the present to improve your home and make it more energy-efficient and beautiful.

As soon as you book your free estimate, the M&M Home Remodeling team will be there every step of the way, providing the best service in the business.

Those who live in windy, stormy areas know that roof maintenance is key to protecting their home. A strong hailstorm can erode shingles without leaving a visible trace. In that case, it’s just a matter of time until the leaks start showing up.

Investing in a high-quality roof and taking good care of it will turn out to be significantly cheaper than the cost of sanitizing water leakage. Besides that, chances are that a water-damaged roof will need a full replacement anyway.

In addition, strong winds can easily damage a roof that’s not up to spec. Wind speeds are increasing each year, and shingles installed decades ago might not keep up with strong storms we see today. Fortunately, modern roofs have evolved to withstand such conditions.

What Makes a Modern Roof Durable

To understand how modern roofing can endure such punishment, we should take a look at each of its components.

Keep in mind that all components were designed to work in combination with others, i.e. the rest of the system. That way, instead of just using high-quality components, we can ensure a level of redundancy and extra protection for the entire system.

Shingles

Surely, the biggest breakthrough was achieved in shingle technology. New shingles from Owens Corning introduce a number of patented features to ensure weather protection for decades. They are composite material shingles with multiple layers of protection. The polymer backing material ensures Class 4 impact resistance. To clarify, that means that each shingle can withstand two hits from a 2” steel ball at the exact same spot, without seeing any damage.

In addition to polymer backing, the shingles have a fabric reinforcement. This triple-layer, rip-resistant fabric is not only durable but also helps secure the shingles. Moreover, the nailing zone also has extra reinforcement to ensure a 130mph wind warranty with only four nails.

Finally, the top layer of the shingles contains anti-algae granules. These will make sure that your roof stays clean in all weather conditions. On top of that, you can choose between a multitude of beautiful and contrasting color patterns to suit your home.

Ice and Water Barrier

Below the shingles, we install two layers of underlayment. First is the Owens Corning ice and water barrier that protects your roof from water damage. Underneath, we install the synthetic layer. In addition to being water-resistant, this material is also up to 12 times more tear-resistant than the standard felt paper.

Insulation

To keep your house thermally and acoustically insulated, we use Pink Fiberglass insulation. It makes much less dust than other fiberglass products. What’s more, it doesn’t sink or slump over time. It’s produced using GREENGUARD standards for low emissions, containing an average of 65% recycled content.

If you decide to invest in a high-quality modern roof, you’ll need someone experienced to make sure it’s done properly. With more than 40 years of roofing contractor experience, M&M Home Remodeling Services will provide you with top-grade service and warranty.

The team at M&M was honored to receive the opportunity to give back to a local veteran in a big way with help from the Gary Sinise Foundation.

United States Marines Corps Cpl. Chad Watson, who lost a leg and sustained other injuries while serving with the Marines in Iraq in 2006, received a brand new home Thursday, October 17.

The Gary Sinise Foundation identified that the family’s former home in Frankfort was not built with the intention of someone with a disability, so they decided to build Cpl. Watson a brand new ‘Smart Home.’

“Just going down the hallway to the kids’ bedrooms” was challenging, Watson said. “Minor things, like going out to get something from the car, or doing laundry” were constant inconveniences.

The “smart home” technology allows someone to turn lights on or off, open or close blinds and perform other tasks on a computer tablet. “This home is accessible,” Jillian Watson said. “Our old home had areas that Chad would avoid.”

The entire home is intended to make life easier for an individual with a disability and nobody is more deserving than Cpl. Watson and his family. The team here at M&M was fortunate enough to be able to pitch in, donating the materials and labor to put a roof on the Watson family’s new home.

If you live in a house, you probably already know that tending to roof damage remains a key element in keeping your house in shape. It doesn’t matter whether you’re doing regular maintenance or actual damage reparation. Either way, if you don’t do it on time, a lot of things can go wrong.

When you don’t handle roof damage, it goes from bad to worse really fast. What should have been a routine repair or overhaul can easily turn into roof repair and mold removal, beam replacement, etc.

In order to handle roof damage quickly and effectively, you need to be able to detect what kind of damage it is, as well as how severe it is. Knowing what you’re dealing with would help you plan your actions.

Additionally, it will point the contractors in the right direction when they come in to do repairs.

Pest Damage

Pests remain the most underrated form of roof damage, but they are definitely not harmless. Rodents can chew through shingles pretty easily. They usually chew through the roof in order to get to the attic. Before you know it, you have a leaky roof full of holes, as well as an attic full of rats.

Because it’s not instantly noticeable, pest roof damage can easily go unattended for a long time.

If you have tree branches touching your roof, you should take precautions. Either trim the branches or check your attic regularly. Look for animal droppings, rodents, or chewed up cardboard and fabric. In case you find any of these, your next step should be a detailed roof inspection.

Hail Damage

In Chicago and NW Indiana, you’re no stranger to bad weather and hailstorms. Unfortunately, hail can lead to significant roof damage.

Most roofs can withstand strong hailstorms, and they only suffer minor damage. However, each storm wears the shingles out bit by bit. While the damaged shingles may still protect the roof to an extent, eventually they become vulnerable to mold and moisture. In addition, not replacing damaged shingles will cause them to break down, leaving holes in your roof.

Aside from shingle wear, hail can also easily shred your gutters to pieces, as well as damage to your flashing. If it goes through a hole in the roof, the hole could expand faster than usual and structural beams may be compromised. We suggest you inspect your roof after each and every hailstorm.

Leaks and Moisture

Most of the leakage is caused by rain and leaks in the roof. If you leave a leaky roof unattended for too long, you will eventually see damage on your walls and ceilings. Unfortunately, that’s mostly a sign that it’s too late to minimize the damage. Moisture can rot out your wooden beams quite fast, and you’ll need to remodel at least half of your house.

In addition to leaky roofs, moisture roof damage can also be caused by roof moss. Moss absorbs and retains moisture from the rain. All that moisture gets transferred to the roof, where it can cause the most damage.

Damaged Flashing

If you look closely, you will see that every joint on your roof is covered with a sheet of material (usually metal) called flashing. It’s typically made of aluminum, but it can also be from galvanized steel as well as other materials. If it weren’t for the flashing, all those wooden joints would be vulnerable to water damage.

The flashing has to be replaced every once in a while, just like the roof does. The exact lifetime of your flashing depends on the weather conditions and how well you maintain the rest of the roof.

Pinhole-sized punctures are a clear sign that your flashing is damaged. If you happen to see these tiny holes on your flashing, you should replace it in order to avoid further roof damage.

Conclusion

Whatever type of roof damage you have, the most important thing you should do is call the roofing contractors immediately. In the long run, if you do regular roof inspections, you’ll save yourself an enormous amount of money, time, and stress.
